Appraiser Trainee
The first step to become a real property appraiser is to become an Appraiser Trainee. In North Carolina (NC) the participant will take a total of 90 classroom hours, of which the first two courses must be taken in order. The remaining two classes can be taken in any order and when the participant can find the classes offered. Once the participant successfully passes the courses they can fill out the application form (http://ncappraisalboard.org/forms/ApplicationForLicensure.pdf) provided by the North Carolina Appraisal Board (NCAB). Once the application is filled out following the board’s guidelines and accompanied by a check for the required amount, the participant can mail “the package” to the board for approval. When approved the board will mail the participant with a card indicating they have been approved to take the NC trainee’s test. Once this test is scheduled and passed the trainee may begin working for a board approved supervisory appraiser. The type of work the trainee may perform is any type assignments his/her supervisory appraiser is permitted to appraise.[1]
1. General Appraisal Requirements
State Registered Appraisal Trainee

- The North Carolina Appraisal board has mandated that individuals must complete 90 hours of appraisal program coursework “In Class” which includes:
- Basic Appraisal Principles (30 - Hours)[2]
- Basic Appraisal Procedures (30 - Hours)
- Uniform Standards of Professional Appraisal Practice (USPAP) (15 – Hours)
- Market Analysis and Highest & Best Use (15 – Hours)
State-Certified Residential Appraiser

- Complete the mandatory requirements to become a State Registered Trainee plus an additional 110 hours of specific Real Estate Appraisal coursework and at least an Associate's degree or 21 semester credit hours in board approved specific subjects.
- Complete 2,500 experience hours, 300 points[3]
- Submit the appropriate forms to the board including your assignment sheets and application form.
- Pass the Certified Residential Appraiser Exam
- Your certification will be forwarded to you from the board.
State-Certified General Appraiser

- Complete the mandatory requirements to become a State Registered Trainee.
Appraisal Trainee plus an additional 300 hours of specific Real Estate Appraisal coursework and have earned at least a Bachelor's degree or been awarded 30 semester credit hours in specific subjects that are approved by NCAB.

- Complete 3,000 (360 points)experience hours
- Submit your Certificate Examination Application
- Pass the Certified General Appraiser Exam
- Your certification will be forwarded to you from the board.
[1] Each certified appraiser who wishes to supervise a trainee must have taken the NCAB’s Supervisor course and been approved to supervise prior to accepting trainees.
[2] These first two courses must be taken in order – all other courses may be taken when they are offered.
[3] The NCAB is currently using the point system (1 point equals 8.33 hours) and will be changing over shortly to the hourly system.
